Buyers Tips: Learn a few things that will save you time and money....

Get a buyers agent.  Buyers will want to have someone working specifically for them so they can feel confident about sharing privileged info asking questions and going over pricing strategies
Home Shopping Tips Work out a system. Come up with a way to accurately compare product and stick with the system once you feel comfortable.
Skip the notebook: Request MLS printouts for each house and make notes right on the back for any that are of interest.  Make quick notes about pros and cons right away before you forget.
Discard info on houses you don’t like right away so you won’t keep flipping through the same info again and again, losing info or getting frustrated.
Google Maps and area searches before you leave home will help determine commuting thresholds.
Keep a map book with you. GPS will get you there but a quick map view will compete the picture on location and identify negative locational features.
Try to see a minimum of 4 to 6 houses every time you leave the house-you may be out of practice and it will help you analyze available product better.
Pack snacks and water if needed. Many buyers stretch their normal food intake times and wonder why home shopping can get stressful.
Bring your laptop in the car.  Photo galleries are too cumbersome for your Blackberry, we’ll send you pdf’s with photo galleries so you can scroll through inside photos while on driveby’s.
 

Buyers Take Note:
Town Assessments are for tax purposes only-try to wean yourself from attaching any value to them for house hunting.
All sellers now require Pre-approvals with Offers, spend the 15 minutes it takes and get one in writing in advance
Your credit rating will lessen when you file for a pre-approval but don’t buy in the same 30 day period so get one pre-approval only-you can do comparative shopping for loans after you have found a house.
Most Buyers get their attorney involved after they have an accepted offer on a house to save money.
